At Colony, sustainability is approached as a practical discipline. It is reflected in how we manage our buildings, how we prioritise improvements, and how we work with tenants.
Our focus is on enhancing existing assets rather than expanding for its own sake. By improving operational performance and maintaining high-quality buildings, we aim to ensure that the portfolio remains relevant, efficient, and resilient over time.
Rather than positioning sustainability as a separate agenda, we view it as part of long-term value creation.
Our focus
We concentrate on areas where we believe we can make a measurable difference.
High-performing buildings Our portfolio consists of modern office assets with strong underlying performance. All properties are certified under recognised schemes such as LEED and BREEAM, providing a consistent level of quality and a solid basis for further improvements.
Operational performance We work continuously to improve energy efficiency and increase the share of renewable energy. The portfolio already benefits from a high proportion of carbon-free energy and performs well compared to market benchmarks.
Tenant relationships Tenant experience is a central priority. We maintain a high level of satisfaction and work closely with occupiers to support their operational and sustainability needs. This includes the use of green lease structures and a gradual increase in data transparency.
Responsible portfolio development Our approach focuses on upgrading and improving existing buildings. This allows us to reduce environmental impact while extending the lifecycle and usability of our assets.
Progress and key metrics
We prioritise measurable performance over broad commitments. Selected highlights from our portfolio include:
- 100% of assets environmentally certified (LEED or BREEAM)
- 100% EU Taxonomy alignment across the portfolio
- High share of renewable and carbon-free energy
- Low carbon intensity compared to market benchmarks
- Strong tenant satisfaction, with consistently high NPS
These results provide a strong foundation for continued improvements across energy performance, data, and tenant collaboration.
Reporting and transparency
We believe that transparency should reflect how the portfolio is actually managed and improved.
From FY2025 onwards, Colony’s sustainability reporting is aligned with the Global Reporting Initiative (GRI) Standards, improving consistency, comparability, and the usefulness of disclosures for tenants, investors, and other stakeholders.

Looking ahead
Our next phase focuses on further improving performance and deepening collaboration.
This includes:
- Continued improvements in energy efficiency and renewable energy
- Further development of indoor environmental quality and smart building capabilities
- Expanding tenant engagement and data-sharing practices
- Gradual development of topics such as biodiversity and circularity
Benchmarking
We are preparing to participate in the Global Real Estate Sustainability Benchmark (GRESB) to further strengthen transparency and align with market practice.
GRESB participation is expected from FY2026 onwards.
